Borrowing more money

Following nationalisation and the transfer of the Bradford & Bingley savings and retail branch business to Santander, we are now closed to new mortgage business and are unable to offer further loans to existing borrowers except in exceptional circumstances.

What do you consider to be an exceptional circumstance?

Depending on your specific individual circumstances, we may be able to offer you a further loan on your existing mortgage in order to fund essential structural repairs on your property or to meet the cost of vital alterations.

What do you consider to be an essential repair?

This is repair work that is required to correct any structural defects that will affect the value of the property that is not covered by your buildings insurance or, if applicable, contents insurance. To find out if you would be eligible please contact us.

What are my other options if I want to borrow more money?

If we are unable to provide you with a further loan, you will need to move your mortgage to another lender. Other lenders may allow you to borrow a greater amount, or could offer you the opportunity to take a further loan once your remortgage has completed. You may also find that you are able to obtain a better mortgage deal and could save money on your monthly payments.

Will I have to pay an Early Repayment Charge to move my mortgage?

If you need to move to another lender to borrow more money, then provided your new mortgage is at least £5000 greater than your remaining outstanding mortgage with us, then we will waive any Early Repayment Charge (ERC) if this would have applied to you.

Please note - if we are to waive an ERC, we will need to see evidence that the new mortgage is at least £5,000 greater than your existing one by way of a copy of your new mortgage offer from your solicitor.
